The 2025 Remodeling Impact Report from the National Association of REALTORS® (NAR) reveals which upgrades deliver the highest financial return — and which bring the most joy. So, which projects offer the best payoff? According to NAR, the top performer for cost recovery in 2025 is a new steel front door, recouping 100% of its cost on average. Close behind are projects such as closet renovations (83%), fiberglass front doors (80%), and new vinyl or wood windows (71–74%). Even major undertakings like basement and attic conversions show impressive returns, recovering more than two-thirds of their costs. These upgrades combine curb appeal, functionality, and energy efficiency — key features today’s buyers value most.
Kitchen and bathroom renovations also rank high for both return on investment and homeowner satisfaction. A minor kitchen upgrade recovers around 60% of its cost, while a complete kitchen renovation offers a similar return but provides one of the highest “Joy Scores,” meaning homeowners report exceptional satisfaction once the project is complete. Bathroom renovations, another popular choice, tend to recover about 50–56% of their cost yet significantly enhance livability and buyer appeal.
The NAR report also found that homeowners are more selective about where they spend. REALTORS® frequently recommend cost-effective improvements like painting—inside and out — as an affordable way to refresh a home before selling. New roofing, another common recommendation, scores highly for both buyer demand and emotional impact. A new roof not only boosts resale value but also brings peace of mind to potential buyers.
Ultimately, the best remodeling projects deliver a balance of value and enjoyment. While some upgrades pay for themselves at resale, others provide intangible rewards — comfort, pride, and a renewed love for one’s home. Whether it’s replacing a front door, modernizing a kitchen, or upgrading windows for efficiency, homeowners can feel confident knowing these improvements do more than beautify their spaces — they strengthen both their home’s market position and their everyday happiness.
